MySubbies group ("MySubbies", "we", "us") operates an online platform that connects customers with a panel of vetted, independent contractors. MySubbies is a facilitator, not the builder or tradesperson carrying out your job. The contractor assigned to your job is responsible for the work performed, holds their own trade licensing and insurance, and is the legal party you're contracting with for the physical work.
Prices shown are generated instantly against our current rate card and are GST inclusive. For straightforward jobs, this is an estimated price. For jobs flagged as needing a site visit, the price shown is a tentative estimate — your contractor will confirm the final price on site before work begins.
You pay a deposit to secure your booking, then the remaining amount releases in milestones matched to the type and size of job. At each milestone, your contractor submits evidence of the work completed and you review and approve it before that portion is charged — nothing is released automatically.

Deposit amounts comply with the Domestic Building Contracts Act 1995 (Vic) deposit cap rules, which limit deposits to 5% of the contract price for jobs of $20,000 or more, and 10% for jobs under $20,000. If your contract's scope is later varied and approved by you, the payment schedule for any milestones not yet paid is recalculated accordingly.
If your contractor identifies additional work needed once on site, they can request a variation with a description and price. No additional charge is ever applied without your explicit approval.
For larger jobs — currently, jobs valued at $20,000 or more — a dedicated MySubbies inspector will review the completed work before the job is marked complete in your tracker, in addition to your own review as the customer. This is a MySubbies quality check and does not replace your right to raise a defect or dispute.
You may cancel a job free of charge before a contractor has accepted it. Once a contractor has accepted and begun work, cancellation may incur a fee reflecting work or materials already committed, assessed on a case-by-case basis.
To the maximum extent permitted by law, and subject to section 7 above, MySubbies' liability for any loss arising from your use of the platform is limited to the amount you paid for the relevant job. MySubbies is not liable for the quality, safety, or legality of work performed by a contractor — that responsibility sits with the contractor, who holds their own insurance for this purpose.
Photos and job details you provide are shared with your assigned contractor to help them prepare for the job, and are not used for any other purpose without your consent.
